What We Do During an Inspection

A thorough home inspection is a top-to-bottom, inside-and-out evaluation of the property's visible and accessible components. Here is exactly what we examine during our time on-site:

Structural Inspection: We evaluate the home’s skeletal backbone, examining the foundation, basement, crawlspaces, floor framing, walls, and roof structure for signs of sagging, shifting, or water damage.

Exterior & Roofing: We inspect the roof coverings, flashings, gutters, downspouts, siding, trim, and the immediate grading around the foundation to ensure water is draining away from the home properly.

Plumbing Systems: Our team tests interior water supply and distribution systems, fixtures, faucets, functional drainage, water heating equipment, and fuel storage systems.

Electrical Systems: We check the service entrance wires, main panels, subpanels, grounding, a representative number of interior outlets/switches, and the operation of GFCI/AFCI breakers.

Heating & Cooling (HVAC): We run the furnace, heat pump, or central air conditioning (weather permitting) to verify proper operation, and inspect visible ductwork, vents,

Interior Elements: We look closely at walls, ceilings, floors, steps, stairways, railings, and a representative number of doors and windows to catch any hidden settlement or cosmetic red flags.

Insulation & Ventilation: We verify adequate insulation levels in the attic and crawlspaces, checking that ventilation systems (like bathroom and kitchen exhaust fans) are venting completely outside.

Our drone is used when we can not walk on the roof. it's not advised to walk on steel roofs and when the Pitch is to steep.
